Role Overview

As Area Manager (South), you will lead and support Orega’s operational performance across the southern region — covering Bristol, Thames Valley, and Birmingham. Acting as the first point of contact for the Centre Managers in your region, you’ll ensure operational excellence, strong client retention, compliance, and the consistent delivery of Orega’s brand standards. 

Key Responsibilities

Regional Leadership

  • Oversee the day-to-day operational performance of centres in Bristol, Thames Valley, and Birmingham.
  • Be the primary escalation point for all operational and people issues within your region.
  • Lead, mentor, and develop Centre Managers to achieve 5★ service, audit compliance, and financial performance targets.
  • Collaborate closely with other Area Managers to maintain consistency of standards nationwide.

Home Centre Management

  • Operate one designated “Home Centre” as the on-site leader, ensuring excellence in every area of performance.
  • Manage client renewals, occupancy, and profitability.
  • Maintain impeccable operational standards, including filing, compliance, purchase orders, and financial reporting.
  • Oversee all H&S and statutory compliance (e.g. FRA, PAT testing, fire drills).
  • Ensure building presentation meets or exceeds Orega brand expectations.

Client Experience

  • Drive delivery of “Perfect Move In” and “Perfect Move Out” processes with 100% compliance.
  • Support Centre Managers to maintain 5★ Google reviews across all sites.
  • Resolve escalated client issues promptly and professionally.
  • Ensure each Centre team fully understands Orega’s service standards and product offerings.

People Leadership

  • Line-manage the Centre Managers in your region.
  • Conduct 1:1s, appraisals, and development plans.
  • Oversee rota and holiday planning to maintain service continuity.
  • Lead investigations, disciplinaries, and appeals as required.
  • Support recruitment, onboarding, and training via the EdApp Training Portal.

Performance & Reporting

  • Monitor and report on revenue, occupancy, renewals, and customer feedback for your region.
  • Identify and act on commercial opportunities to improve income and reduce costs.
  • Work with the Operations Support Team and COO to deliver strategic and financial objectives.

Corporate & Collaboration

  • Attend monthly Area Management meetings and quarterly leadership updates.
  • Collaborate with the Leadership Team to share best practice and support national initiatives.
  • Travel regularly across the region and to other Orega locations when required.
  • Responsible for overseeing the day-to-day operational tasks of each of the assigned centres in your region.
  • Run a home centre in a CSM function.
  • Manage escalations from clients.
  • Manage escalations from people matters.
