Orega is one of the UK's leading flexible workspace operators. Established in 2001, we run 25 centres across the UK in partnership with landlords and corporate occupiers, and we are the UK's leading provider of flexible workspace under management agreements. Following a management buyout backed by Apiary Capital, we are planning to grow to 50 sites by 2031. Finding, evaluating and securing the right buildings is central to that plan, and that is where this role comes in.

We're looking for a commercially sharp Real Estate Analyst to support our Real Estate Director and FP&A Manager in building the business cases behind Orega's next wave of sites.

This is an unusually broad role for an analyst. You'll be involved across the full lifecycle of a new opportunity, from initial research and shortlisting through financial modelling, landlord proposals, Heads of Terms and legal negotiations, and on into the operational stage. You'll be close to the key information at every step and act as a business partner to the wider team, clearly articulating the points and nuances that matter.

Every site we open starts with the work you'll be doing. You'll build the models, prepare the proposals and help shape the deals that decide where Orega goes next, working directly with the Real Estate Director and gaining exposure to landlords, agents and senior management from day one. The role is designed to grow with you, including taking the lead on site inspections over time, and as the pipeline expands so will your scope.

What you'll be doing

  • Provide end-to-end support across the full lifecycle of new business opportunities, from initial research and proposal development through legal negotiations and into the operational stage.
  • Remain close to key information throughout the process, acting as a business partner to the wider team and clearly articulating key points and nuances to relevant stakeholders.
  • Support the Real Estate Director and FP&A Manager in building business cases for potential new opportunities through financial modelling.
  • Develop a deep understanding of underlying costs, market trends, revenue projections and the wider Orega business model.
  • Take full ownership of the research and shortlisting of potential opportunities, through both desk-based research and in-person activity.
  • Proactively prepare initial business case proposals suitable for distribution to landlords ahead of active negotiations.
  • Build and maintain relationships with agents, creating an active channel through which new opportunities can be sourced.
  • Assist the Real Estate Director with site inspections, with the intention of taking the lead on these over time.
  • Support Heads of Terms negotiations where applicable, using strong analytical skills to assess whether proposed terms are fair and appropriate for the business.
  • Partner with the Central Operations team to provide key input into space planning for potential new sites, with a particular focus on efficiency and the financial implications of changes in space efficiency.

What we're looking for

  • Proven experience in a commercial real estate or flexible office environment, ideally within a fast-paced and commercially focused business.
  • Comfortable analysing historical performance and applying insights to forward-looking forecasts, with the ability to identify key opportunities, risks and sensitivities.
  • Advanced Excel and financial modelling skills, with the ability to build robust, detailed financial models to support business cases and commercial decisions.
  • Excellent analytical and problem-solving capability, with the ability to interpret financial and operational data and develop alternative solutions to key commercial considerations.
  • Commercially minded and proactive, with a keen interest in identifying, developing and pitching potential new business opportunities to senior management.
  • Confident business partnering skills, with the ability to work effectively with stakeholders across the business, challenge assumptions constructively and support informed decision-making.
  • Clear and effective presentation and communication skills, with a high level of proficiency in Microsoft PowerPoint and the ability to produce clear, professional, high-quality business case materials.
  • Comfortable managing a varied workload and balancing multiple responsibilities simultaneously, with the ability to communicate clearly and effectively under pressure.
  • Able to work independently, take ownership of deliverables and manage competing priorities within tight deadlines.

You'll be someone who combines analytical rigour with commercial instinct. You enjoy building a model, but you're just as interested in walking a building, talking to an agent and forming a view on whether a deal stacks up. You're organised, articulate and comfortable presenting your thinking to senior people, and you want to be part of a team that is growing the business site by site.
