Flexible office provider Orega’s new Hammersmith business centre in London has proven an early hit with international businesses. Japanese, Taiwanese, Libyan, Azerbaijani and American companies are among the ten new occupiers to sign for space off-plan at 3 Shortlands, taking the centre to 61% occupancy ahead of opening its doors this month.

Japanese pharmaceutical company Shionogi, which is launching an office in the UK for the first time to complement its Osaka head office and New Jersey base in America, will occupy 20 workstations. Also new to London is Global Real Estate, a Florida-based property investment company, which will move into six workstations next month.

Chang Yu, one of Taiwan’s leading exporters of video games and gambling printed circuit boards, and two Azerbaijani companies – Azerbaijan Airlines and state-owned oil company Socar – are all relocating from elsewhere in the Hammersmith area, as is Libyan Al Nahr Engineering.

These overseas businesses will join Betfair – a global online sports betting provider - which has taken early occupation of the business centre while its head office on Hammersmith Embankment is being refitted. The speed with which Orega was able to accommodate this company’s needs, requiring 75 workstations for four months, is testimony to the innate flexibility of this office product.

Orega has signed a 10-year management agreement with Halcrow, the landlord of 3 Shortlands, for a total of 34,000 sq ft in the striking cross-shaped building. It fitted out the fourth floor of circa 17,000 sq ft for the first phase of its business centre and will roll out a second phase at the appropriate time.

The newly refurbished, air-conditioned business centre has a separate Orega reception area and a range of fully fitted meeting and conference rooms. Clients also benefit from 24-hour managed access, secure car parking and concessionary rates to the Virgin Active gym and swimming pool on the ground floor.

Prominently located close to Hammersmith Road and within sight of the A4 Hammersmith Flyover, the 10-storey building is just minutes from the underground and bus station. It is adjacent the Novotel hotel and is a short walk from the Broadway Shopping Centre.
